The right prerequisites when selecting a company to entrust the client's demolition work:
  1. The company must be capable and competent to perform the entire process cycle, starting with obtaining a construction permit and ending with the building authority's certificate of non-existence of the building.
  2. The company must have experience in carrying out such work.
  3. The company must have the necessary technological resources.
The scope and nature of the demolition service and work depend on the agreement between the Client and the Contractor. If the client has just decided to demolish a building, they can safely contact us, and we will carry out the entire demolition cycle, starting from design, obtaining the building permit, preparing execution documentation, and receiving the approval. On the other hand, if the client has already successfully completed the rounds at the municipal authorities, we offer to start with the practical work: fencing off the territory, organizing the construction site (based on the "work execution project"), demolishing the building/structure, responsible waste disposal, site cleanup, and landscaping.
Clients can demolish a shed by themselves, as the technological process does not require the involvement of special equipment. However, there are objects whose characteristics (height, construction, volume, surrounding building density) do not allow self-demolition, as building regulations must be followed. These regulations do not permit private individuals to carry out such work. A company registered in the construction contractor registry, a certified construction project manager, and general civil liability insurance will be required. By choosing the right company, the client ensures that the work will be carried out in accordance with the building authority's regulations, and that the company's activities are insured.
Building demolition is regulated by the Cabinet of Ministers' Regulation No. 529 "Building Regulations" from 02.09.2014. Amendments to the Cabinet of Ministers' Regulation No. 529 from September 2, 2014: Building Regulations "32. When proposing the demolition of a second-group building, if it is not connected to external engineering networks or they have been disconnected, as confirmed by the relevant utility owner's statement (document), the following must be submitted to the building authority:
  • 32.1. A completed explanatory note for the demolition of the building, Part I;
  • 32.2. A descriptive explanation of the planned demolition works and timelines, waste management generated during construction, environmental protection measures, and site clearance after demolition;
  • 32.3. A site plan at an appropriate visually perceivable scale (1:250, 1:500, 1:1000) showing the land boundary and indicating the building to be demolished;
  • 32.4. Photographic evidence of buildings older than 40 years;
  • 32.5. A work organization project, except for single-family residential buildings of the second group and auxiliary buildings, as well as agricultural non-residential buildings not exceeding two floors, with a construction area not larger than 400 m² and a building volume not larger than 2000 m³;
  • 32.6. Other documents, permits, or approvals as required by regulations."
